Agreement to these terms
These Terms & Conditions govern your use of cleverhomebuyers.com (the “Site”), operated by Clever Home Buyers (“we,” “us,” or “our”). By using the Site, submitting a form, or agreeing to receive text messages from us, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.
Who we are
We are real estate investors who buy houses directly from owners in Maryland. We are not real estate agents or brokers, and we do not represent you in any transaction. Nothing on the Site, or in any call, text, or email from us, is legal, tax, or financial advice. You are welcome to have your own attorney, accountant, or licensed real estate professional review any offer or agreement before you sign.
Offers are not binding until a purchase agreement is signed
Any price, estimate, range, or offer we share through the Site, by phone, by text, or by email is preliminary. It is based on the information available at the time and may change after we review the property, title, access, zoning, condition, and other factors. No agreement to buy or sell exists until both you and we sign a written purchase agreement. You are never obligated to accept an offer, and we are not obligated to make one or to buy any property.
How we may complete a purchase
After a purchase agreement is signed, we may close on the property ourselves, or we may assign our rights under that agreement to another buyer who completes the purchase on the same terms. When an agreement allows assignment, we may be paid a fee by that buyer. An assignment does not change the price or terms you agreed to. Before closing, we may share property details and photos with prospective buyers for this purpose. If you have questions about how your property will be purchased, ask us before you sign.
Text message terms
Forms on the Site include an optional box agreeing to receive text messages and emails. If you check it, you agree to receive text messages from Clever Home Buyers at the mobile number you provide. These terms apply to that program.
- Program: Clever Home Buyers property inquiry messages.
- What we send: messages about your property inquiry, offers, appointments, and follow-ups. Messages may be sent using automated technology.
- Consent is optional for selling: agreeing to texts is not a condition of selling your property to us. You can always call us at 240-245-2466 instead.
- Frequency: message frequency varies with your inquiry. Message and data rates may apply.
- Opting out: reply STOP to any message to stop receiving texts. CANCEL, END, QUIT, UNSUBSCRIBE, and STOPALL also work. We will send one message confirming you have opted out, and then no further texts unless you opt in again.
- Help: reply HELP to any message, or contact us at 240-245-2466.
- Eligibility: you must be at least 18 years old and the account holder or an authorized user of the mobile number you provide. If you change or give up that number, please let us know.
- Carriers: mobile carriers are not liable for delayed or undelivered messages. Delivery is not guaranteed.
- Your information: we do not sell, rent, or share your mobile number or your text message consent with third parties or affiliates for their own marketing. See our Privacy Policy.
If you give us your email address, we may email you about your property inquiry, offers, appointments, and follow-ups. To stop emails, reply and ask us to, or use the unsubscribe link where one is provided.
Information you submit
Please give us accurate information about yourself and your property. By submitting a form, you confirm that you are an owner of the property or are authorized to discuss it, and that the contact details you provide are your own. We rely on what you tell us when we prepare an offer.
Using the Site
You agree not to use the Site for any unlawful purpose, to submit false or misleading information, to submit another person’s contact details without their permission, or to interfere with the Site’s operation or security. The Site is intended for adults 18 and older.
Site content
The text, graphics, and other content on the Site belong to Clever Home Buyers or are used with permission. You may view and print pages for your own personal use, but you may not copy, republish, or use them commercially without our written permission. Content on the Site is general information about selling property. It is not a guarantee of any price, timeline, or result.
Third party links
The Site may link to websites we do not control. We are not responsible for their content, terms, or privacy practices.
Disclaimer
The Site is provided “as is” and “as available.” We work to keep it accurate and running, but we do not promise it will always be error free, uninterrupted, or current.
Limitation of liability
To the fullest extent the law allows, Clever Home Buyers is not liable for any indirect, incidental, or consequential damages arising from your use of the Site or from messages we send. This does not limit any right or obligation under a purchase agreement you sign with us, which is governed by its own terms.
Governing law
These Terms are governed by the laws of the State of Maryland, without regard to its conflict of law rules.
Changes to these terms
We may update these Terms from time to time. Changes take effect when posted on this page, and the effective date above will change to match.
