Selling your home directly starts with a conversation. Here is what to expect from the first inquiry through closing.
1. Tell us about your property
Send your name, address, and phone number, or call us. We ask about the home’s condition, who owns it, whether it is occupied, and when you would like to sell.
Photos, details about repairs, and information about an existing rental can help with the initial review. You do not need every document ready to start the conversation.
2. Let us review the home
We review the location and comparable properties and discuss the repairs or updates the home may need. We may arrange a visit or request additional details before making an offer.
3. Review your offer and agreement
We explain our proposed price and terms. Ask about any conditions, the deposit, access to the property, and the expected closing date. Read the agreement before signing and seek independent advice if you want help reviewing it.
There is no obligation to accept. If you agree to proceed, both parties sign a purchase agreement that sets out the next steps.
4. Complete title and closing preparations
The closing professional reviews ownership and identifies mortgages, liens, or other title matters. You may need to provide identification, ownership documents, estate paperwork, or association information.
We coordinate a mutually agreed closing date. Timing depends on the property review, clear title, and any requirements in the contract.
5. Close and move forward
At closing, the parties sign the required documents and the purchase funds are handled through the closing process. Your net proceeds reflect the agreed price and any property obligations paid at closing.
Before closing, confirm when funds will be available, when possession changes hands, and what should remain in the home.
